January house prices unchanged

House prices in January were unchanged, new figures from Halifax have revealed. The bank's figures for the month bring the annual house price inflation rate to 4.5 per cent with the average home costing £197,244. Although the figures represented a decline from December's 1.3 per cent increase, the month-on-month change was more favourable than that recorded by Nationwide following its October 2007 figure of a 1.1 per cent increase, which was followed by a 0.8 per cent dip. Commenting on the figures, Halifax chief economist Martin Ellis said the bank still believed UK Property prices would remain unchanged during 2008. He commented: "We expect sound economic fundamentals and lower interest rates to support house prices," adding that there was likely to be two more interest rate cuts plus the economic boost of continued growth and falling unemployment. Last week Nationwide recorded a 0.1 per cent fall in January.
