We strongly recommend an inspection of the property. This enables us to have first hand knowledge of the property. There's a criteria that needs to be addressed: property size, location, condition (internal & external) and quality of furnishings, fittings and miscellaneous contents. The more familiar we are with the property the greater the chance of finding an ideal tenant. 
At BP Connections we utilize our own in-house inspectors who cast their experienced eye over every aspect of the property. The findings are then discussed in detail with the client and all relevant queries and concerns are addressed.

The secret behind renting a property is in the presentation. All rooms should be free from mess (including the garden) and decor should be simple and colours neutral. We recommend using professional cleaners and garden contractors.

A Question of Furnishings

As a prospective landlord it is your decision whether or not to provide furnishings. Carpets and curtains are generally not classed as furnishings as they are usually inclusive in most let agreements. When deciding you should take into account the monthly rental. Will furnishings help you to achieve a healthier return? Of course the condition and presentation greatly affects your chargeable rate. No one is going to want to pay for anything shabby or grotty. Many landlords prefer not to furnish as it helps to keep initial setup costs down.

What is expected in a furnished property?

There are no hard or fast rules but what is generally expected is as follows:

Bedroom/Dinning Room = Beds (single or double), tables, chairs and sofa.

Kitchen = Fridge/freezer, cooker/over (possibly microwave), crockery & cutlery and basic cooking implements.

Luxury items such as home entertainment facilities (Television, DVD player, Music system etc) are usually only expected at an executive level.

Furnished property must conform to specific legal safety requirements which we address in 'Fire Safety: Furniture and Furnishings'.

The Inventory Task

At BP Connections we do our best to protect all our clients interests which is why we undertake a 'condition inventory' on all rental property. This is a detailed list of all furniture, furnishings etc and their condition before the tenant moves in. We always perform this task even if a property is not furnished. Carpets, curtains, minor fixtures and the general interior can all be damaged during the course of a tenant's occupancy and it is vital to document everything in case you need to make a claim.
