Safety First

Many deaths and injuries in rental properties are caused due to poor maintenance, faulty equipment and a lack of precautionary measures. At BP Connections the safety of the tenant is paramount which is why a certificate of safety is essential if we are to manage your property. If required, BP Connections can organise a full check with either an in-house or external engineer.

What requires a Safety Certificate?

All appliances that are fed from mains or bottled gas: Central heating boilers, water heaters, gas fires, gas refrigerators, cookers etc.

How to be awarded a Safety Certificate?

A registered (for domestic appliance work) CORGI engineer should inspect and service all relevant appliances, only then can a Safety Certificate be issued to the tenant.

Is the service/inspection a one-off?

No! All relevant appliances must not only be well maintained but should be subject to routine safety checks and annual inspections. Failure to comply with these essential regulations could result in fines or even imprisonment.
Instructions, manuals and appliance fact sheets should be safely stored in the property and made readily available for tenant perusal.

Electrical Safety

All electrical appliances supplied by the landlord must be 100% safe. Although this is the sole responsibility of the landlord we can easily arrange an inspection from an appropriate expert. For further details and advice please request one of our user friendly landlord fact sheets.

Smoke Detectors

Smoke detectors save lives and a device should be installed on every level of the property. Tenants always appreciate landlord's precautionary safety measures.

Did You Know?

All new houses built after 1992 must have smoke detectors installed on each level which are electronically linked and mains operated. This is a legal requirement.
